| We
would like to congratulate all Investors /
Buyers of "Manazil Tower 5" for the
connection of Electricity to MT-5 Tower by SEWA (Sharjah Electricity and Water
Authority). |

Therefore, Investors / Buyers of "MT-5" are
requested as follows: |
|
1. Investors /
Buyers who are willing to use the apartments
for their own residence.
|

1.1 |
To visit Manazil Real Estate Head Office
at the earliest for completion
of formalities and issuing a
"Tenancy Contracts" |
| |
1.2 |
The "Tenancy Contracts" is essential at
this stage to enable connection
of Electricity, Water and Gas to
each individual apartment.
Paying relevant attestation fees
applicable by "SEWA" and "Sharjah
Municipality". This procedure
will be applicable till the
building is split into
individual units with separate
"Title Deeds" by the concerned
authorities, which usually takes
months time to complete. |

The annual maintenance/service charges
applicable as per the contract,
that is Dhs.3500 (Dirhams Three
Thousand Five Hundred Only) to be paid in
Cash or Current dated cheques. |

1.4 |
All Investors / Buyers of "Manazil
Tower-5" units who are willing
to use their apartments for
their own residence OR willing
to rent their units by
themselves and on their own
responsibility required to
present "Guarantee Cheque" of
amount of AED 15,000 (Dirhams
Fifteen Thousand Only). |

will be without date
and will be kept in
the custody of
Manazil Real Estate.

The Guarantee cheque
will not be
withdrawn unless the
Investor / Buyer
failed to pay the
annual maintenance
Charges applicable
in the forthcoming

The Guarantee cheque
will not be
withdrawn unless the
Investors / Buyers
cause any loss and
damages to the
comment facilities
of the building or
their own apartment,
which may result
from misusing of the
building facilities
or occurring as a
result of any kind
of internal
modification which
directly or
indirectly affect
the other residence
of the MT-5 building

2.
Investors/Buyers who would like to rent
their flats through Manazil Real Estate.
|

2.1 |
They are required to complete the
formalities by signing the
attached relevant forms, which
includes the "Expected Rental
Rates" so that enabling our
Rental Team Members to proceed
with the rent of their units.

Further, we would like to inform
all our clients that in case the
"Rental Request from" is not
received by end of July 2012 or
we did not receive any feedback
concerning their units in MT-5,
rental charges of 5% of the
total rent will be imposed by Manazil Real Estate. |
